Buyers are coming into the office, especially first time buyers. They are shopping for the best home for the least price and being very very particular, as they should be. Consequently, in the $350,000 and below price range the inventory is being reduced on homes that are priced correctly.
The Stimulus Package includes a tax credit of up to $8000 for any first time home buyer (a buyer who has not owned a home in the past 3 years) who purchases a home before April 30, 2010. For Single buyers the credit begins to be phased out if annual income is over $125,000 and above $225,000 for married couples. For details go to federalhousingtaxcredit.com. To Qualify for the credit, a contract for purchase of a home must be binding on or prior to April 30 but may be closed within 2 months after April 30.
Additionally, there is a new credit for "step-up" buyers. The credit is up to $6,250 for buyers who also sell a home that they have owned for at least 5 years.
Try to keep in mind that even though you sell your home at a price that is lower than it would have been last year, you will also be on track to buy its replacement for less than you would have paid last year. And the interest rates now are the lowest in FIFTY YEARS for fixed mortgages. If you have a down payment and a decent credit score you can easily get a home mortgage at a fabulous rate. And FHA mortgages are available with a 3.5 % downpayment. I have a list of several mortgage brokers and lenders who will be happy to give you exact figures and help you figure out what you can comfortably and safely afford.
The Emory/Decatur area is holding reasonably good value compared to other parts of the Metro area, but real estate is a highly localized market. You can literally cross the street and enter a different market climate with completely different conditions. Our Mantra for Sellers in this area is "if you price it correctly it will sell". This is a price driven market, without exception.
